I had the pleasure of renting a property with Abaco Estates for the past three years, and I can confidently say it was an excellent experience from start to finish. The communication was consistently positive, and the team was incredibly helpful and attentive to my needs throughout the entire tenancy. I particularly want to commend Jia, Regan, and Kevin, whose professionalism and responsiveness made renting with Abaco Estates a truly stress-free experience. Any concerns or maintenance requests I had were addressed promptly, and the property itself was always well-maintained. The return of my deposit at the end of the tenancy was a seamless process, handled with the same level of efficiency and transparency I experienced throughout my time with them. Their understanding and flexibility, especially when I needed support, really stood out to me. Even though I had to leave due to relocating out of London, I would not hesitate to rent with Abaco Estates again in the future. Very rude agents. The agent I was talking to refused to arrange a viewing because I had arrived in the UK one year ago. I felt discriminated against because of my non-British origin. She said I needed to have a 3 year of tax return history to pass a reference check. I obviously do not have such a long history as I had been a tax resident of the UK for one year only. She did not bother to ask for more details about my income or if I had a guarantor. She just decided that I would not pass the reference check and that I was not the right customer for this agency. This is another example of an agency abusing its power as they are in a position to cherry-pick the tenants due to the current state of the property market.

Ernest was very professional during the process of us becoming tenants in one of their advertised properties. Whilst the process of making an offer and going through checks was time consuming, since moving in we have been well looked after and are very happy with the way that Abaco quickly respond to any communication and also ensure that the property is in tip top condition.

Letting agent I spoke to when enquiring about a property was rude/cold. Our viewing was cancelled without explanation.

*UPDATE I expected that Kevin would respond to my review despite it being dealt with internally, so I wanted to add that after weeks of no further contact, I received an email from the estate agent that messed us around basically saying "sorry for not being in touch but are you still looking for a property if so send us all your details again"! Honestly laughable, won't be going near Abaco again with a 10ft barge pole. The review is absolutely fair and a true depiction of how we were treated and giving 40 minutes to gather documents such as house deeds is unfair. Very disappointing experience. We weren't told about all of the documentation that we needed in order to put in an offer. We received an email at 10:20am with a deadline of 11am, requesting things such as house deeds to prove my guarantors were mortgage free. I explained we needed more time to gather these things as my partner, his family and my family were all working. We have now ended up missing out on the flat because they accepted another offer before we could get ours to them. Set up to fail and a lot of work for nothing! I tried to call the agent I was dealing with to express my frustration however he did not pick up or return my call.

I had a great experience with one of their agents - Ernest He was extremely patient, answered all my questions, demonstrated extensive knowledge, and ensured a smooth experience. Highly recommended!

We found a property that was on our liking with a decent price as well, we contact them and tell them our story. As it happens our circumstances made it that we needed the property quickly so we offer 6 months in advance to have the property keys as soon as possible and than after to have the references done. Now with the times we live in is understandable not to want someone in your home without credit checks and all that, but we offered 9k in advance do you still think i can't pay my rent?! Than to be told that no matter how much we pay we can t have the keys to the property by 20th nov, that s 25 days for a property available now, any other agency would take 5-7 days they take 4 times longer, they discriminate against non british people. There is absolutely no logic behind the way they acted. That s my story take what you please from it.

At first, my housemates and I were worried about Abaco Estates because of all the bad comments we found in here, and we even considered not to proceed with the whole renting process. But from the beginning we have had a such great service that we decided to go for it. Ernest was our agent from the get-go, he showed us the flat very patiently and afterwards dealt with our worries and concerns very politely. If anything, Abaco Estates were way more thorough than any other agency I have ever experienced before. They made sure to check every single detail we gave them in the most professional way. We have been living in the new flat for 10 days now, and as soon as we had the first plumbing incident in the kitchen, Abaco Estates sent a professional to solve the problem in less than 1 hour. Excellent service and professionalism. I would suggest that they should open an office in London where people could meet the agents and talk personally. I believe that could help the business to grow.

STAY AWAY and NEVER SIGN A PROPERTY WITH THEM. We have been with this agency for a month now, they are good at salesmaship and thats it . However they present properties with built-it defaults and do not give you your money back. I moved into the property 2 weeks ago I have barely used the bathroom and it started overflowing water and my whole bedroom is soaked and filthy. As a result of the leakage in the property downstair the whole ceiling in a child's bedroom had collapsed. I had to move out as bathroom and bedrooms are offlimits. I had to chase them plenty of times to send someone over and a whole replacement is needed. They are rude, agressive and really shady. THEY WILL NOT GIVE YOUR MONEY BACK and you will be still paying although you are not getting what you paid for. BE CAREFUL.

Unreliable staff with extremely bad attitude. Acting like big deal real estate agents but show lack of professionalism when reality checks come. Very disappointed with their responses and general "I dictate the terms" attitude. They try to present themselves as high-level agents whilst acting as true amateurs. And don't forget they leave positive feedbacks for themselves on other websites to mislead you. I have had an extremely unpleasant experience dealing with them. Worst real estate agency ever. Do not recommend!!! UPDATE!!! I do not know who exactly you reply to as I have never even spoken to any young lady. As a matter of fact I have not spoken to any of you lovely people. It was a strict email communication. I have never picked up as I am unable to do so... So why dont you stop lying and pretending? And we did not even get to the part where you offered a questionnaire... Where did you get such idea? I guess you don't even care how you handle your business not to mention attitude towards your clients. Don't waste your time. Find a real job buddy. Btw. if my review is not true than look at others... Are they untrue as well? Get real, seriously cause you getting nowhere
